Scope of Work — Phase Breakdown

Sequenced by week — concrete & drainage first so the perimeter is ready when the asphalt is torn up. Weeks 6 & 7 are contingency for rain / delays.

Week 1 — Site Concrete + Drainage

Perimeter Work While Lot Is Still Open
  • Install replacement concrete sidewalks (Section A.1 + elevation match)
  • Install ~12.5′ of 6″ sch 40 PVC drainage / culvert pipe (tapered)
  • Pour concrete dumpster pad
  • Saw cutting for asphalt / concrete boundaries
  • Regrading of affected areas (fill dirt, sod at culvert)
  • SWPPP (silt fence, inlet protection) verified in place before disturbance
Duration: Week 1 | Perimeter concrete + drainage before demo

Week 2 — Asphalt Demo + Base Work

Lot B, Back of Lot C, and Lot C Extension
  • Asphalt demo — Lot B
  • Asphalt demo — back of Lot C
  • Clearing & grubbing in Lot C extension area (1,100 SF)
  • Base work — limerock base repair, regrade, compaction
  • Sections A & B tarmac repairs (spot fixes ahead of Poly Guard)
  • Section C base-layer repair & regrade for elevation match
Duration: Week 2 | Demo + base ready for Poly Guard

Week 3 — Crack Fill + Concrete Repairs

Lots A, B & C
  • Crack filling / sealing across Lots A, B, C
  • Larger concrete repairs beyond scope of crack fill
  • Prep any remaining sub-base issues discovered during Week 2
  • Continued daily SWPPP inspections
Duration: Week 3 | Repair before overlay

Week 4 — Poly Guard NW-75 + Paving

Membrane Install, Asphalt, Cure
  • Install Poly Guard NW-75 membrane over Sections A & B
  • Install 2″ SP-12.5 asphalt w/ bituminous tack coat (0.07 gal/SY)
  • Asphalt on 1,100 SF Lot C extension and 6,941 SF area
  • Rolling & compaction per FDOT spec
  • Cure time before opening to traffic
Duration: Week 4 | Membrane + full pave + cure

Week 5 — Striping, Seal Coat & Wheel Stops

Final Restoration
  • Lot marking — layout, paint, and striping (stalls, arrows, ADA markings)
  • Seal coat existing asphalt on Section C
  • Install new wheel stops (includes removal of old wheel stops)
  • Install ADA detectable warning mats on sidewalks
  • Install ADA signs & signposts
  • SWPPP take-down (silt fence, inlet protection)
  • Site walk / final inspection with County
  • As-built submission
Duration: Week 5 | Striping + seal + ADA + closeout

Weeks 6 & 7 — Contingency

Rain / Delay Buffer
  • Reserved for weather delays — primarily rain during paving / seal coat
  • Reserved for unforeseen sub-base or utility conflicts
  • Reserved for any punch-list items after the Week 5 site walk
  • Program will close as early as Week 5 — likely 5 to 6 weeks total
